Situated on Warehouse Creek, South River Park extends from the headwaters of the creek to the South River, allowing quick access to the Chesapeake Bay by boat. About 30% of South River Park's 114 single family homes are on the waterfront. Thankfully, South River Park has a range of private waterfront assets, parks, gardens and a clubhouse.

South River Park is a Special Community Benefit District (SCBD), not a Homeowner's Association. Therefore, there are no restrictive covenants or excessive HOA fees. Our Special Community Benefit District (SCBD) was established to provide funds for the maintenance of SRPCA community assets, which range from green space and roads to piers, to beaches to the clubhouse. South River Park property owners agreed to be taxed (Special Community Benefit Assessment) just $300 per household annually to meet these maintenance and improvement needs of SRPCA's private use only assets (piers, beaches, ramps, roads, green spaces and Clubhouse). The South River Park SCBD budget is shared annually with all property owners before submission to the County. The County collects this annual assessment from each homeowner and turns it over to the community during the year.
The SRP reports annually on the spending of the tax money to the County. The SRP Treasurer provides Financial Reports to the Community Residents.
Each year, the community holds an election of Officers at the November annual meeting. The community has scheduled meetings four times a year at the Club House at 7:30 pm.
